Good morning. Our market issue is a day late this week because we had a ton of new data to analyze. Here's what's in it:
Herndon buyers signed half as many contracts in September as a year earlier, while Reston's count held close
Five more Sunset Station townhomes are under contract, listed at $1.52 million to $1.83 million
The 30-year mortgage rate rose to 7.40%

HERNDON BUYERS SIGNED HALF AS MANY CONTRACTS AS A YEAR AGO, WHILE RESTON'S COUNT HELD CLOSE
Herndon buyers signed 45 new contracts in September, down from 88 a year earlier and the fewest of any September in at least 10 years. Reston buyers signed 94, down from 99. A contract signed in September usually closes in October or November, so these counts describe the closings still to come.
Herndon's count fell on every home type. Reston's split: detached and condo contracts rose, and townhouse contracts fell by 11.

September's closed prices moved with the homes that sold. Herndon's median reached $755,000, its highest September median in at least 10 years, partly because condos made up 16 percent of sales, down from 30 percent a year earlier. Reston's median fell 10.6 percent from August to $620,000 because detached houses dropped from 36 percent of sales to 17 percent, even as the detached and townhouse medians both rose. Four new townhomes, three at Sunset Station and one at Vantage Hill, lifted Reston's townhouse median.
Supply, the homes on the market waiting for buyers, grew in both towns. Herndon had 59 condos for sale, the most in at least 10 years, and Reston had 79 townhouses for sale, up from 39 a year earlier.

FIVE MORE SUNSET STATION TOWNHOMES ARE UNDER CONTRACT, LISTED AT $1.52 MILLION TO $1.83 MILLION
Sunset Station added seven new townhomes to the market in the past four weeks, and five already show as under contract. If those five close near their list prices, they would lift Reston's townhouse median again, as three Sunset Station homes on Patriotic Lane did in September. The 33 resale townhouses listed in Reston over the same four weeks ask a median $650,000.

RATE WATCH
THE 30-YEAR RATE ROSE AGAIN, TO 7.40%
Freddie Mac's weekly survey put the average 30-year fixed rate at 7.40% on Oct. 8, up from 7.28% a week earlier and 6.30% a year ago.
With 20% down, principal and interest on Reston's September median runs $1,894 a month for a condo, $4,182 for a townhouse and $6,425 for a detached home. In Herndon the same math gives $2,623 for a condo, using the three-month median, $3,434 for a townhouse and $4,764 for a detached home. The one-week rise added $22 to $76 to each of those payments.
