September 2026. Small gray figures show September 2025, or the change from it. † Herndon condos closed 9 sales in September, so that figure is the median of July through September condo sales. Condo counts every home owned as a condominium, including townhouse-style condos. Reston covers ZIP codes 20190, 20191 and 20194. Herndon covers 20170 and 20171. Source: Bright MLS via ShowingTime.
THE BIG STORY
RESTON AND HERNDON HAVE THE MOST HOMES FOR SALE SINCE 2019, AND HALF USUALLY LEAVE THE MARKET BY DECEMBER
Reston had 216 homes for sale at the end of September, the most since May 2019, and Herndon had 160, the most since June 2019.
Months of supply measures how long it would take to sell every home on the market at the current pace of sales if no new listings came along. Reston reached 2.5 months, or about 11 weeks, and Herndon reached 2.1 months, or about nine weeks. From 2017 through 2025, both towns averaged about 1.1 months, roughly five weeks, and this September's readings are the highest in both towns since September 2017.
Condos hold the most supply, at 3.4 months in Reston and 4.5 in Herndon. Reston's 79 townhouses for sale, up from 39 a year earlier, put that home type at 2.3 months, its highest in records going back to October 2016. Detached homes sit at 1.5 months in both towns.
| Detached 1.5 months |
| Townhouse 2.3 months |
| Condo 3.4 months |
| Seller's market (under 3) | Balanced (3 to 6) | Buyer's |
| Detached 1.5 months |
| Townhouse 2.0 months |
| Condo 4.5 months |
| Seller's market (under 3) | Balanced (3 to 6) | Buyer's |
From 2017 through 2025, the count of homes for sale in both towns fell a median 49 percent between September and December, and new listings fell faster than contracts. Across November and December of those nine years, Reston buyers signed 1,314 contracts while sellers listed 1,062 homes, and contracts led in every year. Reston detached contracts ran 44 percent ahead of new listings. In Herndon, contracts ran 11 percent ahead, with condos the exception.
New listings in Reston and Herndon fell to 10 in the past week, from 25 the week before, while sellers cut prices on 38 listings.
Buyers have the widest selection of the season now. The median home that sold in September spent 21 days on the market in Reston, the longest since October 2019, and 22 in Herndon, and detached homes sold for a median 98 percent of original list price in Reston and 97 percent in Herndon. If this year follows the pattern, December buyers will have about half as many homes to compare.
Sellers who list in November or December face fewer new listings while buyers keep signing contracts, along with every home still unsold from the fall. Their price gets measured against this fall's sales, not the spring's, when a Reston home sold in a median five days.

RATE WATCH
THE 30-YEAR RATE EASED TO 7.32%
Freddie Mac's weekly survey put the average 30-year fixed rate at 7.32% on Oct. 22, down from 7.40% a week earlier and up from 6.19% a year ago.
With 20% down, principal and interest on Reston's September median runs $1,879 a month for a condo, $4,149 for a townhouse and $6,375 for a detached home. In Herndon the same math gives $2,602 for a condo, using the three-month median, $3,407 for a townhouse and $4,726 for a detached home. At last October's 6.19% rate, each of those payments would be $206 to $697 a month lower.
