September 2026. Small gray figures show September 2025, or the change from it. † Herndon condos closed 9 sales in September, so that figure is the median of July through September condo sales. Condo counts every home owned as a condominium, including townhouse-style condos. Reston covers ZIP codes 20190, 20191 and 20194. Herndon covers 20170 and 20171. Source: Bright MLS via ShowingTime.

THE BIG STORY

ONE IN THREE RESTON LISTINGS THAT CAME OFF THE MARKET THIS SUMMER ENDED WITHOUT A SALE

From July through September, 116 Reston listings left the market unsold, against 251 sales. Unsold listings made up 32 percent of everything that came off the market, up from 11 percent in the first six months of the year. Herndon had 93 unsold listings and 219 sales, or 30 percent, up from 17 percent. A listing ends unsold when its agreement with the listing agent expires or the seller withdraws or cancels it.

Condos ended unsold most often in both towns, at 40 percent in Reston and 41 percent in Herndon. Herndon townhouses came close behind at 36 percent, while Reston townhouses ran 21 percent.

September was the heaviest month of the year in both towns, with 48 Reston listings and 38 Herndon listings ending unsold.

Across the first nine months, the unsold listings sat a median 43 days in Reston and 45 days in Herndon, and about half had already cut their price at least once. Of Reston's 185 unsold listings, 51 belonged to homes that later sold under a new listing, and 26 were back on the market at the end of September. In Herndon, 43 of 182 later sold and 24 were back on the market.

RATE WATCH

THE 30-YEAR RATE HELD AT 7.40%

Freddie Mac's weekly survey put the average 30-year fixed rate at 7.40% on Oct. 15, unchanged from a week earlier and up from 6.27% a year ago.

With 20% down, principal and interest on Reston's September median runs $1,894 a month for a condo, $4,182 for a townhouse and $6,425 for a detached home. In Herndon the same math gives $2,623 for a condo, using the three-month median, $3,434 for a townhouse and $4,764 for a detached home. At last October's 6.27% rate, each of those payments would be $206 to $699 a month lower.
