CONDOS IN BOTH TOWNS REACHED 3.4 MONTHS OF SUPPLY IN AUGUST, MORE THAN DOUBLE DETACHED HOMES

Reston and Herndon condos ended August at the same reading: 3.4 months of supply. Months of supply measures how long it would take to sell every listed home at the current pace of sales. Detached homes sat at 1.2 months in Reston and 1.3 in Herndon, and townhouses landed between them at 1.6 and 2.1.

Reston's condo supply grew fastest. Reston had 113 condos for sale at the end of August, up from 48 a year earlier, and closed 23 condo sales, down from 45. Condos sold at a median 97% of their original list price, while townhouses sold at 100%.

Our August market report traced part of that slowdown to monthly association payments, which ran a median $618 for Reston condos, and to Fannie Mae's stricter condo review for loan applications dated on or after Aug. 3. Under that rule an underwriter examines the association's budget, reserves and insurance before the lender approves a buyer's loan.

Herndon's condo count grew more slowly, from 39 to 48, but the median condo took 33 days to sell, up from 23. The Herndon condo median still rose 26% to $500,000. Townhouse-style condos drove that rise. In the August sales records, 11 of Herndon's 23 condo sales were townhouse-style homes owned as condominiums, 10 of them built since 2007 in communities such as Arpina Valley, Metropark at Arrowbrook and Coppermine Crossing. Those 11 sold at a median $560,000, and the 12 apartment-style condos sold at a median $337,500. In Reston, 22 of 23 condo sales were apartment-style units.

Detached homes stayed scarce in both towns. Reston had 22 for sale and Herndon had 52, and detached homes sold at 99% of original list price in Reston and 100% in Herndon.

NEAR THE WIEHLE-RESTON EAST STATION, A HOUSE COSTS ABOUT $500 A MONTH LESS THAN A TOWNHOUSE

Among the homes for sale within half a mile of Wiehle-Reston East this week are a four-bedroom house in Hampton Meadow asking $650,000 and a three-bedroom townhouse in Hunters Green asking $699,900. With 20% down at 7.28%, the house runs $4,279 a month in principal, interest, association fee and property tax, and the townhouse runs $4,779, before insurance. The house is the smaller of the two, at 1,440 square feet to the townhouse's 1,736.

RATE WATCH

THE 30-YEAR RATE ROSE A QUARTER POINT TO 7.28%

Freddie Mac's weekly survey put the average 30-year fixed rate at 7.28% on Oct. 1, up from 7.03% a week earlier and 6.34% a year ago.

With 20% down, principal and interest on Reston's August median runs $1,927 a month for a condo, $3,615 for a townhouse and $6,021 for a detached home. In Herndon the same math gives $2,737, $3,695 and $4,379. The one-week rise added $48 to $149 to each of those payments.
